Your roof is a critical part of your home and often takes the most wear and tear over the years. Annual roof inspections should be performed to monitor deterioration and/or damage. Fortunately, your roof will show signs of needing replacement long before it reaches the critical stage which allows you time to prepare for such a large transaction.

The important thing to consider is when to replace your roof. We get asked this question a lot which is why we’ve created this article.

The first thing we recommend to our clients is not to wait. Your roof protects everything underneath it and that includes the interior of your home.

Water damage can quickly wreck havoc and cause a myriad of issues including mold, mildew, and rot in your roof and interior areas such as your attic, ceilings and walls. In the long run, having to deal with these issues on top of a roof replacement can become very costly.

Roof damage is like rust on a car, the longer you leave it, the worse it gets. However, is there a “best seasonal time” to have your roof replaced? We get asked this a lot and in short, if your roof isn’t an emergency situation, the answer is yes!

The spring and beginning of summer are great times to replace your roof, but once you’ve reached the mid-summer time frame, quality roofing contractors are often booking weeks and months out leading into the late fall in some instances.

It’s worth mentioning that the middle of summer achieves the highest temperatures which can impact the workers due to heat and humidity levels. The high heat can also damage the materials, softening asphalt shingles and making them less durable.

If you choose to install your roof in the fall, you’ll pay less and gain more accessibility to roofing contractors in your area. Temperature ranges are a lot lower in the late spring and early fall so the install crew can work longer hours in a much better climate. The only downside to installing in the spring or fall is the rain. Rain can halt the progress of an installation and delay the job for days, sometimes even weeks!

Based on all of the factors we’ve considered, the best time to replace your roof is spring to early summer. You’ll not only be able to receive a better rate than booking during prime time, the weather is much nicer for it too!
